Frameless shower enclosures in Bayview Village

The Bayview Village primary ensuite on a tear-down rebuild is a modern wet zone of 14 to 20 square metres with a defined shower zone of 1.6 to 2.2 metres, often with a freestanding tub and a back bench. Frameless shower glass is a three- or four-panel run with 12 mm tempered standard for fixed panels over 1.1 metres unsupported. Panel heights run 2.2 to 2.4 metres on the rebuilds.

On a renovation of an original 1960s ranch, the ensuite is 8 to 12 square metres with a 1.2 to 1.5 metre shower zone, 10 mm tempered standard. On condominium ensuites, 5 to 8 square metres with a 1.0 to 1.3 metre shower, 10 mm tempered on concrete substrate.

Glass railings in Bayview Village

Interior stair railings on the rebuild stock are the largest category. Open stair runs of 4 to 6 metres with upper-hall guards adding 4 to 5 metres, base-shoe anchored to the new stringer system. On the renovated ranch stock the original wood-and-spindle balustrades on the open-concept main floor are replaced with frameless or top-railed glass on 3 to 5 metre runs.

Exterior rear-deck guards are a meaningful secondary category. Bayview Village rear yards are well-treed and standard residential wind load applies. Typical runs are 6 to 12 metres of 12 mm tempered with base-shoe. Pool-deck railings are a steady sub-category on the rebuilds.

Vanity mirrors in Bayview Village ensuites are wide on the rebuilds — 2.2 to 2.8 metres of continuous mirror across a double-vanity wall. On the renovated ranch stock, widths are 1.4 to 2.0 metres. On condominium ensuites, 1.0 to 1.4 metres. We cut to the wall, polish all edges, and back-mount with adhesive and concealed clips.

Why a recent install in Bayview Village matters

A recent install in Bayview Village was on a 1962 ranch bungalow on Hawksbury Drive that had been partially renovated in 2019 and gut-renovated again in 2024 — the second renovation was the one we glassed. The primary ensuite had been pushed by 2.0 metres into the original walk-in closet, and the new shower zone was a 1.8-metre curbless run on the back wall. The interesting detail was that the back wall was an original 1962 exterior wall that had been re-clad inside the renovation envelope, and the stud spacing was non-standard — 18 inches on centre rather than 16. We re-located two clips during templating to hit actual studs and used solid wall anchors only on substrate-only positions. The panel reads dead-flat. Older ranch stock asks careful questions; the panel has to answer them.
