Storefront and entrance glass for Burlington tenants

Most Burlington commercial calls start with a tenant fit-out or a ground-floor retail unit whose glass needs bringing up to date. The scope usually falls into one or more of these:

• Full storefront glazing: aluminum-framed frontages, including flush-glazed systems with thermally broken framing, for ground-floor shops and restaurants.
• Glass entrance doors: swing or pivot doors with commercial closers, locks and pulls sized for daily customer traffic.
• Vestibules and wind lobbies: a second set of doors inside the entrance that keeps cold air and lake wind off the sales floor.
• Replacement panels: a cracked or broken pane taken out of an existing frame and replaced with matching safety glass.

Brant Street, Lakeshore Road and Plains Road

Burlington's commercial glass work follows its main corridors. On Brant Street and Lakeshore Road it is mostly tenant fit-outs and ground-floor retail. In the Burlington Waterfront corridor between Brant Street and Maple Avenue, retail glazing sits at the base of condo and townhome buildings, so the building's management often sets the rules on access, working hours and paperwork. In Aldershot, the Plains Road corridor brings a steady mix of storefronts, vestibules and office fit-outs. We serve the rest of Burlington as well.

Lake wind and the front door

For storefront glass, wind is the Burlington factor. South of the QEW between Brant Street and Walkers Line, buildings catch the full sweep off Lake Ontario, and a storefront entrance on that side of town feels it every time the door opens. Two things help. A vestibule gives customers a buffer between the street and the store, so heat stays in and the inner doors are not fighting the wind. And where wind loading matters on large panels, we step up from tempered to laminated glass. Engineer-stamped drawings are available upon request for an additional fee, which is useful when a landlord or the City of Burlington asks for them.

Tempered or laminated: choosing glass for security

Every storefront panel we install is safety glass. The real choice is how the panel behaves when it breaks.

• Tempered glass to CAN/CGSB-12.1 is strong, and when it does break it falls into small blunt pieces. That is safer for people, but the whole pane comes out and the opening stays open until it is boarded or replaced.
• Laminated glass has an interlayer that holds the pieces together. A struck pane cracks but usually stays in the frame, so the store stays closed to the street while the replacement is made.

For a ground-floor shop with stock on display, laminated is worth discussing for the panels closest to the sidewalk. We go through the trade-offs at the site measure and price each option on its own line.

Landlords, property managers and paperwork

A storefront is part of the building shell, so the landlord or property manager is usually involved before any glass is ordered. Lux Glass is WSIB insured and carries $5,000,000 Commercial General Liability (CGL) insurance, and we send the certificates to the landlord or property manager on request. If the lease or the building has its own contractor requirements, send them with your quote request so we can confirm what we can provide before the job is booked. Installation can be scheduled for an evening or a weekend, so the store does not have to close during trading hours.

From site measure to installed glass

1. Site measure. We measure each opening as built and check the frame, the door hardware and the condition of the existing glass.
2. Written quote. You get an itemized price in writing, with glass type, framing, doors and hardware listed separately.
3. Template. Once the scope is approved, we template the openings so each panel is cut to the real size, not the drawing.
4. Fabrication. The glass is cut, tempered or laminated, and the frame and hardware are prepared to suit.
5. Installation. Our own crew installs the work under Bojan's supervision, with the frontage secured between stages if the job runs over more than one visit.

What drives the cost of a Burlington storefront

Storefront glass has no standard price, because no two frontages are the same, so it is quoted in writing after a site measure. The main cost drivers are the size and number of panels, tempered versus laminated or insulated glass, the framing system, the number and type of doors, closers and locks, any engineering the landlord or the City asks for, and whether the installation has to happen after hours or in stages.
