Glass Installation in Condos – What to Expect

A condo glass install (frameless shower, custom mirror, balcony railing panel replacement) involves more logistics than the same work in a house. Property management needs approval forms, elevator booking, protection of common areas, certificate of insurance from the contractor, and adherence to building noise hours. The actual install is no harder; the coordination is what adds time. Most GTA condo installs add 1 to 2 weeks to the schedule and a modest premium for the extra mobilization. Below is what to expect from first call to finished install.

What approvals does property management typically need?

A renovation notice or work permit form filled out by the owner, listing the contractor name, dates, scope of work, hours of work, and an emergency contact. Most buildings also require a Certificate of Insurance (COI) from the contractor naming the building corporation as additional insured. Some require contractor licensing copies. We provide everything on the approval list when we quote a condo job.

How does elevator booking work?

Most buildings have a service elevator (usually with padded walls) that needs to be booked in advance for moving materials. Booking windows are usually 2 to 4 hour blocks during business hours (9 AM to 5 PM, weekdays). Some buildings charge a non-refundable elevator fee. We schedule the install around elevator availability.

What protection is required?

Standard: corner guards on elevator doors, floor protection (Ram Board or similar) along the path from the service elevator to the unit, and full coverage of the hallway carpet. Inside the unit, we lay down floor protection through the path to the work area. We bring all of this on every condo job.

Are there noise restrictions?

Yes – most condos restrict heavy noise to 9 AM to 5 PM on weekdays, sometimes 10 AM to 4 PM on weekends. Drilling into concrete (for balcony railing replacement or wall-mounted glass) needs to fit in those windows. We plan the noisiest portions of the work for the appropriate hours.

What about balcony work specifically?

Balcony glass replacement (a broken panel in an existing system) is one of the most common condo jobs we do. We coordinate with the building to: shut down the balcony temporarily, secure the area below the balcony if material could fall, and use cherry pickers or rope-access where the building requires it. Most balcony panel replacements take 2 to 4 hours once we’re on site.

How long is a condo shower install vs a house install?

About the same on actual install time (3 to 6 hours), but condo installs have more before-and-after time: elevator pickup of materials, setup of floor protection, breakdown and removal. Plan on a full day in the building even for a job that’s only 4 hours of actual work.

Do you handle owner-occupied vs renter-occupied differently?

Slightly. With an owner, we work directly. With a renter, the owner usually has to sign off and authorize the work, and we coordinate access through the renter. We always confirm who has authority to approve changes before starting.

What if the building has rules about specific materials?

Some buildings (especially balcony systems) have strict matching requirements for replacement glass – same tint, same thickness, same edge polish, same hardware. We get the original spec from property management or the building’s original manufacturer, and we match exactly. Substitutions need board approval.

What’s the cost premium for condo work?

Typically 10-25% more than equivalent house work, depending on building access, elevator time, and protection requirements. Some downtown buildings with strict rules add closer to 30%. We quote condo jobs with the building specifics already factored in.
